Sorry, no good rumors on this thread, just had a quick question. I just made it past that great first year pay and am tired of renting. I've started doing the homework on housing and wanted to see if anyone had any advice on where to live in the Atlanta area. I'm trying to find a decent house for around $160-$180K that's within 35 minutes of Hartsfield, it's proving to be more difficult than I thought.

How big of a home are you looking to buy? There are still some pretty good deals out there in ATL if you know where to look.

you should have no problem finding what you need in north coweta. Newnan/Sharpsburg.

The wife and I love the Marietta Square area. If you are at all interested in home improvement there are plenty of good deals to be had. The area is on the rise. My house has appreciated over 150k in 2 years, and we have put about 75k into it. 45 minutes to Lot 3. Tight knit neighborhood. Walking distance to the Marietta Square (very cool area). PM me if you are interested (and if you feel like taking on a good project).

Thanks for the responses. Here's a little more on my situation and what I'm looking for. I've been living up in Smyrna for a year and like the area a lot but housing up here is STEEP. My buddy just paid almost $180K for a late 50's model home that is less than 1,400 sq feet and nothing fancy. I've found a website (ZipRealty.com) that is pretty good for searching the areas, but the problem I'm having is that I find what looks like a great deal on a house only to drive out to it and see that, well, let's just say you wouldn't want to live there. I've been down to Newnan and there are some nice places down there, I liked Eastlake and Summergrove, but some areas get a little pricey.

I'm looking for a 1990 or newer house, 3 bed/2 bath, somewhere around 1,400 sq feet thats in a decent neighborhood for $160-$180K. I don't mind doing the simple repairs (paint, carpet, tile) but don't want to get stuck in a money pit, either. Thanks for the above suggestions, I'll definitely be looking into those. Any other ideas???

you should decide on what kind of area you want to live in first, and then hunt something down in that area. By area, i mean, if you want country, laid back small town feel, go south of town, -newnan, ptc etc. If you want yuppie type, go north, east cobb, roswell, etc. Marietta, austell, etc are a nice mixture of the two. That being said, with your price range, south cobb road area should fit. Dont know alot lot about the east side other than traffic!

Douglasville is very appealing to me. Were living in atlantic station now and building a house in douglasville as we speak. Douglasville has new houses from the 140's on up, I didnt look at preowned but Im assuming it would be the same. For the house we got, the same house on south cobb was about 100k more than there. As for the airport, its a 20-25 minute drive to lot 2 (back roads, there i s never traffic), 15-20 to the corp office, 15 min from downtown, 25-30 to midtown. Also, there is a lot of stuff there and a lot of stuff being built. Theres plenty of restraunts, a nice mall, target, walmart, bestbuy, HD, lows, and everything else. We looked down in newnan and it was just too far away, it wasnt bad to get to the airport but theres nothing down there and its close to an hour to midtown. The north side of town was very appealing to me too, but traffic to the airport knocked it out. PM if you want more details.

I'm just off south cobb drive in Smyrna in a semi-detached (not a newer 'chicken coup' style townhouse) 2 br/2.5ba home (~1400 sq ft). It was built in 1988. So it's slightly older and slightly smaller than you mentioned however I got in for $130K a few years ago and they're going for about $140K today. There are some 3brs for around the price range you mentioned.

I like it because I've got mature oak trees in a good sized backyard, backing onto a schoolyard and I'm right up against the silver comet trail. It's so quiet, I have no automobile traffic noise; just occasional a/c departures out of Charlie Brown field.

Wife and I love it here. It's affordable and still has a bit of a country feel to it. It's not a community where they have people do the yard work for you so we have our own gardens to tend to and I mow my own lawn, which for a country boy like me was a requirement.

Commute to work at the airport is a breeze, you're travelling against the heavy flow of traffic so the other side is always stop and go while you're travelling 70-80 mph all the way.

Thanks again for the responses... Could anyone recommend good subdivisions or zip codes to check in for good neighborhoods in Douglasville, Marietta, Smyrna and Newnan? It's just hard to tell looking at an online listing if it's really in an area you wouldn't mind living in. I'll be pm'ing when I get off this 4 day, fly safe...

We just moved from an apartment in vinings to a new construction townhome in Kennesaw. This is a great area to invest in. One of the few areas of Atlanta that has not hit its peak in terms of construction. PM for details.
