I'm looking to transfer to DFW and buy a house in the area to the north of the field. I wonder if anyone could tell me what property taxes are like on their house in that area. (Lewisville, Flower Mound, Carrollton, Coppell, Grapevine) If you own a house in this area, could you give me an idea what your property tax burden is.

When I lived in Bedford a couple of years ago it was around 3% of appraised value. Kinda high, but no state income tax-so they get it from you one way or the other.
 
Now, remember there is no income tax when I give you the following number! Our home (3 bedroom, 2 bath, with all the upgrades;) ) built in Keller, November 2004, (next door to Southlake) 23 miles NW of DFW, the grand total, with homestead exemption, for this year was $5324.24

We are 12 miles north of Ft. Worth, the cleanest and hippest city, Sundance square rocks! And Ft. Worth is in the to top 10 of the safest cities (Republican run) and Dallas made the top 10 of the unsafest cities (democrat run). Seriously, this is no joke! Of course, anywhere NW of DFW will be fine! Good luck, Texas is another country!! Cheers- Wil
 
Coppell Area

I lived in Coppell - very affluent and only 2 stop lights and 20 minutes to the employee lot at DFW. Taxes on my 1800 sq ft, 186K house were about 4500/year. When I bought a house in Georgia last year, I was stunned at how low taxes and insurance are in Georgia. Insurance and taxes were about 1/3 what I paid in taxes in Texas, for a house twice as big in a very nice area. Yes, Georgia has an income tax - but so far the income tax is insignificant in comparison with the outrageous property taxes in Texas.

I live in Dallas (since '92). My property taxes on a $200,000 house are 2.81%(including homestead deduction). Texas has one of the highest homeowners insurance rates in the country(I pay $900/yr and have every deduction available).

Oohhh snap! I couldn't agree more, he sucks balls. And my former Rep. Kay Bailey Hutchinson....she sucks too. Sorry for the rant... back on topic.

I now live in GA also and have found the state income tax to be not a big deal compared with TX property taxes. Hmmm, and I thought the blue states were the ones to tax the pants off of you...hmmm.
 
Plan on about $3-3.3/100 in appraised value. Property taxes are sky high to compensate for the lack of a state income tax. If you're on regional FO wages (probably even captain) with a median home you'd probably be better off in another state with a reasonable income tax. It cost me considerably less in overall taxes to live in Tulsa, OK with almost the exact same home value.

GA is a blue state? When did that happen?
 
There is talk of property tax reform in TX. We may eventually see either an income tax or sales tax to reduce property taxes.
 
We also moved to GA last year from just west of DFW. Our property taxes were about $6,000 a year vs $2,000 even with a larger lot/home. The property tax situation in TX is one of the few negatives of living there. Esentially, if you are a homeowner, you are penalized by paying the taxes for all of those who rent.

I live in Flower Mound. Not a bad place, many new stores within 5-10 min. About 20-25 min to South DFW parking lot. Specs on my place, built 1992, 1700 sqft, worth about $140k. Taxes are $3000 and insurance is $1000 per year. Insurance is getting better. I was told that Texas law requires texas insurance to be balanced, i.e. not pooled with the other 47 states. A few years ago, the coffers were drained with everyone claiming black mold damage. Now mold is not covered, but they are still recovering costs.
 
Not true about the renters not sharing the tax burden. Texas has the greatest ratio of rent to property value. Rental property is still taxed and you must be kidding yourself if you think the landloards aren't passing it on. Rents are high and property is cheap.
 
Renters pay all the property taxes, but the landlord reaps the deduction benefits. Don't be fooled into thinking renters live tax-free.
 
My house is just north of Ft. Worth (right by AFW) and this past year I paid $5,800 in property taxes for a 3 year old $220k home. But this number is a little high because they just built 3 schools in my district. Year 1 was only $4k I hope this next year the trend won't keep going up at the past rate.

On another note my insurance is $1,170 per year. Thats the one that piss's me off.

My mistake, you got me. I was thinking of the Atlanta area which is very much a "red" blotch in a blue state. My apologies.... Plus, I was just trying to get a rise out of someone, but no one bit!

I actually miss living where I did in Bedford. Someone else said it.. the tax situation is really the only bad thing about the area. If you fly out of DFW, it's especially great. There aren't very few major airports in the country that you want to live within 15 minutes of.
 
I don't believe that renters in Texas live "Tax Free." I know that the rental properties are taxed, but those taxes can be spread out over however many units the landlord has. I guess it would have been more accurate to say that homeowners, in my opinion, pay a disproportionate amount of taxes. Several years ago when we moved from an apartment to our home, we went from $900 rent to $1,200 mortgage +$500 taxes every month. I’m sure I was paying a portion of the tax collected on my apartment building, but it was very small compared to when we moved into our home. For argument’s sake, lets say that 10% (I doubt if is even that high) of my rent went to property tax. In this case, my household would pay $90/month in property tax. Compare that to $500/month for the same household, just ¾ mile up the street, and it doesn’t seem right. That is what I was talking about when I said that homeowners are penalized. I believe the excuse for too long has been “we have no state income tax.” As another poster said, moving to GA where we do have state income tax, it doesn’t even come close to adding up to what our property tax without state tax was.

Gorditas, your apartment was probably a small fraction of the square feet of your home. It wasn't taxed the same. I guarantee you were paying the full amount of the tax for your particular apartment unit, plus the mortgage and insurance.
 
Personal property is taxed at a higher rate than commercial property. This is a standard practice throughout the country. I know, I own both types of properties.
 
I was going to buy a house just next to Alliance. It was new construction 1300 sq ft I think in the Keeler school district. House was valued at 134,000. My taxes would have been 3100 a year.

I didn't get the house and am renting. I could have gotten it...but the phrase house poor kept dancing in my head.

NE Tarrant County, minutes West of DFW, seems to be the place where many pilots are living these days.

Expensive pilot ghettos: Southlake, Colleyville. Homes here have skyrocketed. Those that built in the early '90's have made a lot of money due to appreciation, but taxes on a $220,000 home in Southlake are now running $12,000-$15,000+ because the home is now on the books at $700K to $900K! So your monthly house payment of $1500 is now $2600 due to taxes.

Moderate ghettos: Keller, Bedford, Flower Mound, Grapevine. A very nice home in any of these cities will have taxes ranging from $4k to $8k.

Anyone moving into this area, I'd advise looking for a home or lot North of hwy 170/114. The historical trend is that there is Northward development creep, which has increased real estate value up to 10X purchase price over just a few years. Look for some acreage in the areas Southwest of Denton, and you'll probably do very well.

One of the hotter cities is Westlake, which has no city tax, only school tax. Fidelity Investments has a huge facility which pretty much funds the city with it's business taxes.

Good luck, any of these cities will set you up with a 20 minute drive to DFW.
 
Also, be prepared to pay an insane amount for auto insurance, and to a slightly lesser extent home owners insurance, and oh yeah...water bills! What is up with all that? I almost had heart attacks the first time I got these bills!

OKay, so what do you pay for water bills, auto and home insurance. I live in an area near Chicago where my auto insurance is already high (I think), but I don't pay a water bill or home insurance (as I am currently renting). I know your situation may be different than what I may find, but it will give me an idea. Thank you.
 
Well, I've moved from TX to GA, but if I can remember, my water bills went from about $40/quarter to $90-110/month in TX depending on the month and lawn watering. My auto was about $2500/year for 2 cars to $850 or so in GA. Also my electric bill was never under $300/month in TX and about $100/mo in GA. It seemed like the cost of living was way higher there.
 
Jeez, my auto insurance is cheap in Tarrant county with Progressive, though we have a 9 yo minivan w/ full and a 20 yo pickup (oh, for the day when I can afford a "new" 10 yo truck!) w/ liability only.
