I am selling a property that I orignally owned, but have been renting for ten years. I need to talk to someone about captial gains, mainly to try to avoid it. Can anyone point me in the right direction?

When my wife sold her rental property, she had another property lined up to buy so the procedes never touched her hands/accounts. There is a specific name for the process (something like a 4015 exchange) but I don't remember what it is.
